When do you need a Domestic EPC?
You need an EPC before marketing a property for sale or rent, and rented homes in England and Wales must normally reach at least band E. You may also need one for some green grants, solar schemes and remortgages.
What happens on the day
An accredited assessor visits for 30 to 60 minutes. They measure rooms, check the age and construction of walls, roof and windows, record insulation, heating, hot water and lighting, and take photos. They do not move furniture or lift carpets.
How to prepare
- Find any paperwork for insulation, boiler, windows or solar panels
- Make the loft hatch, boiler and hot water cylinder easy to reach
- Unlock every room, including garages and outbuildings
- Have the meter cupboards accessible
- Tell the assessor about any extensions and their age
How to improve your result
- Evidence of loft or cavity wall insulation can lift your rating
- Switch remaining bulbs to LED before the visit
- Fit heating controls such as a room thermostat and radiator valves
- Keep boiler installation certificates handy
Why it is useful day to day
Your EPC lists the improvements that would cut your bills most, with typical costs and savings, so it doubles as a simple plan for making your home cheaper to run.
Why we ask these questions
We ask about property use, type and size because these decide how long the visit takes and therefore the price. Your reason for needing the EPC helps the assessor check any grant or letting requirements.
