How to choose a builder and pay them safely

Most building work goes well. When it doesn't, it's usually because of a vague quote or paying too much too early.
Choosing a builder
- Get at least three written quotes for the same job, so you can compare like with like.
- Ask for photos of similar jobs and speak to one or two past customers.
- Check they have public liability insurance, and see it in writing.
- For electrics, gas or windows, check they're registered so the work is signed off.
What a good quote includes
- Exactly what's included, and what isn't.
- Who buys the materials, and what's provisional.
- A start date, rough length and how changes will be priced.
Paying safely
- A small deposit is normal, often for materials, but avoid paying most of the price up front.
- Pay in stages as agreed parts of the work are finished.
- Pay by bank transfer or card to a business account, and keep records.
- Keep back a final payment until everything is finished and signed off.
Before the job ends
Walk round together with a snagging list, and make sure you get any certificates, guarantees and Building Control sign-off.
Tip: Never feel rushed. A builder who pushes you to decide on the spot isn't one to hire.
