How we help at every stage

  1. Step 1

    Moving in

How we helpBook an independent inventory and condition inspection. We record existing damage, cleanliness, furniture, appliances, meter readings and keys.

What you getA dated report and photos, with space for you and your landlord to comment and sign.

  2. Step 2

    Checking the landlord's inventory

How we helpSpot missing damage or inaccurate descriptions and prepare corrections to send straight away.

What you getA written record of any differences and proof of when you reported them.

  3. Step 3

    During the tenancy

How we helpKeep repair reports, photos, landlord replies and permissions for decorating or changes in one place.

What you getA clear timeline of what happened and when you reported it.

  4. Step 4

    Before moving out

How we helpAn optional inspection that flags cleaning, missing items or damage worth sorting first.

What you getA practical checklist to work through before you hand back the keys.

  5. Step 5

    Moving out

How we helpBook an independent check-out inspection that compares the final condition with the original inventory.

What you getA comparison report, photos, meter readings and a key-return record.

  6. Step 6

    Deposit disagreement

How we helpOrganise your documents and prepare a factual reply to each proposed deduction.

Tip: independent, factual inventories, dated photos and reports agreed by both sides are strong evidence in a deposit dispute. Read the inventory carefully and send corrections before you sign the check-in.

Know your rights

  • Fair wear and tear is not tenant damage.
  • Old for new: replacing an old item with a new one does not automatically mean you pay the full replacement cost.
  • Free dispute resolution: approved deposit schemes offer it, and we help you use it and meet its deadlines.
  • Timing in England: the deposit must normally be returned within 10 days of both sides agreeing the amount, not automatically 10 days after you move out.

Fair to everyone

Our inspectors use the same impartial standards whether a tenant or a landlord books. Original reports are kept alongside any later comments or corrections. Our reports support your evidence, but they do not guarantee a full refund or replace an approved deposit protection scheme.
